Product Description

Greyland Maximum Eco Biotech BT3 Grease Trap Maintainer is a non-toxic, biotechnology-based treatment designed to keep grease traps, drains and gullies free-flowing and odour-free. Using advanced biotech actives, BT3 rapidly degrades all types of oils and fats commonly found in food handling and catering establishments, helping prevent the build-up that leads to blockages, foul smells and costly call-outs.

Suitable for use in all types of drains and small bore pipes, BT3 improves drain flow rates and is fully compatible with septic tanks, making it ideal for restaurants, commercial kitchens, hotels, canteens and food production sites. Regular use as part of a maintenance programme keeps pipework clear, helps eliminate bad odours and supports compliance with best practice in grease management.

Before starting treatment, grease traps and drains should be thoroughly cleaned to remove existing heavy deposits. Then, BT3 is dosed directly into the system, where it works continuously to break down fats, oils and grease.

All Greyland products are supplied in containers with peelable, recyclable, chemical-resistant labels that stay legible in use, and the plastic packaging is manufactured using 51% recycled polymers to support more sustainable operations.


Instructions for Use

  • Preparation: Thoroughly clean grease traps and drains before beginning a maintenance programme to remove heavy existing deposits.
  • If the grease trap has been filled with very hot water, flush with cold water first to bring the temperature down.
  • Initial dose: Pour or pump 50 ml per cm of pipe diameter into the system each evening for 5 days.
  • Apply product directly into the grease trap, drain or gully at a low-flow period (e.g. end of service).
  • After the initial period, continue dosing as directed on the product label or as advised in your site maintenance schedule to maintain free-flowing, odour-free drains.

Health & Safety Information

  • Although non-toxic, always wear suitable protective gloves when handling concentrates or during frequent use.
  • Avoid contact with eyes and prolonged skin contact. In case of eye contact, rinse immediately with plenty of clean water and seek medical advice if irritation persists.
  • Do not ingest. If swallowed, seek medical attention immediately and show the product label or container.
  • Do not mix with other drain chemicals, caustic cleaners or disinfectants, as this may reduce product effectiveness.
  • Store in the original, tightly closed container in a cool, dry place, away from extremes of temperature.
  • Keep out of reach of children and pets.
